Generally our repairs are made by completely cutting out the bad asphalt clear to the sub-base material. This ensures us and the customer a proper fix. In some instances we may need to repair the base as well as the asphalt. Our repairs are made with new hot asphalt materials not a cold patch bagged material. In some instances though a TEMPORARY cold patch is the best option. For instance during winter months when hot asphalt material is unavailable. We will utilize a cold patch material but again its considered a TEMPORARY repair.
Crack sealing is important, if not more important than sealing your asphalt. Crack sealing should be done every year as the climate causes constant movement within the asphalt. Allowing the cracks to go unsealed allows for moisture penetration which leads to potholing and degradation of your asphalt. It is important to note that crack sealing does NOT mean crack filling. Just because a crack isn't filled level to the surface doesn't mean the crack isn't sealed.
By maintaining clearly visible markings on your lot you could significantly limit the liability associated with potential accidents on your property. To keep your asset protected and visible we recommend having your traffic control markings recoated every 1-2 years based upon your climate and traffic flow.
